Home Loan & Mortgage FAQs

How do I qualify for a loan?

The first step in qualifying for a loan is to get pre-qualified. To do so, you will need to meet a series of requirements and also provide a number of documents to your lender. The majority of loans will require the borrower to have a credit score of at least 620, a debt-to-income ratio (DTI) of 50% or less, and at least two years of employment history.
That said, there are home mortgage options available for borrowers who don’t meet these requirements. Reach out to one of our mortgage specialists for more information on different options.

What Do I Need for Pre-Qualification?

Pre-qualification is a quick, informal process in which the borrower describes their credit, finances, employment history, and other information to their lender. The lender then uses this information to estimate what amount and type of home loan the borrower will qualify for. Within a couple of days, the borrower receives a letter for how much they qualify for.

How much home can I afford?

The amount you’ll be able to borrow for your mortgage depends on your debt-to-income ratio, your assets, your employment history, your credit score, and the type of home loan you qualify for, among other factors. Our mortgage experts will be happy to discuss your options, so reach out today.

How much should I save for a down payment?

If you put down less than 20%, your monthly mortgage payments will likely include private mortgage insurance. That said, certain loans allow borrowers 5%, 3.5%, or even zero money down. The amount you save toward a down payment will ultimately depend on the home loan product you qualify for. You may be eligible for the First Time Home Buyers Federal Home Loan Bank Grant to receive up to $7,500 in grant money to cover down payment and closing costs through Core Bank. Learn more
